Godrej Properties Acquires 8.5-Acre Land in Pune for ₹2,000 Crore Residential Project
Mumbai-based listed developer Godrej Properties has announced the acquisition of an 8.5-acre land parcel in Pune. The land is located in the Mahalunge area of Pune. On January 30, the company said it plans to develop a large residential group housing project on this land.
The upcoming project is expected to generate an estimated revenue of around ₹2,000 crore. It will also have a total development potential of nearly 2.1 million square feet, making it one of the key upcoming residential developments in the region.
Prime Location in Mahalunge Growth Corridor
The land is located in the Mahalunge-Maan-Nande belt, which is part of the Mahalunge-Hinjewadi micro market. This area is considered one of the fastest-growing residential and IT corridors in Pune.
The project also enjoys close connectivity to the upcoming Pune Inner Ring Road. It is well connected to the Hinjewadi–Balewadi corridor, which is a major hub for IT and business activity in the city.
According to the company, the location also benefits from strong social infrastructure. Nearby educational institutions include Delhi Public School, Mahindra International School, and Symbiosis Centre for Management Studies.
The site also offers easy access to Baner–Balewadi and Hinjewadi, two of Pune’s most important commercial and employment hubs.
Company View on Pune Market Growth
Speaking about the acquisition, Gaurav Pandey, MD and CEO of Godrej Properties, said Pune continues to be one of India’s most active urban markets. He highlighted that strong infrastructure growth and expanding business hubs are driving real estate demand in the city.
He also said that Mahalunge shows strong potential due to its planned development and connectivity. The area offers a good mix of lifestyle, convenience, and employment access, making it attractive to homebuyers.
According to him, this land acquisition is part of the company’s long-term plan to grow in high-potential micro markets across major Indian cities. The goal is to develop well-planned homes that match changing customer needs.
Pune Real Estate Market Performance
The Pune real estate market showed mixed performance in 2025. Residential sales fell by 3% to 50,881 units, according to data from Knight Frank India. In the second half of the year, sales also dropped by 5% to 26,552 units.
The report stated that the market is currently in a consolidation phase following strong growth from 2021 to 2024. Demand remains end-user-driven, but buyers are becoming more selective amid rising property prices.
On the supply side, new project launches also declined by 6% in 2025 to 56,118 units. In the last six months of the year, launches fell further to 29,559 units.
Property Registrations and Stamp Duty Trends
Property registrations in Pune district stood at 185,657 units in 2025, showing a 2.3% year-on-year decline. In 2024, the number was 190,025 units.
At the same time, stamp duty collections remained stable. The total collections reached ₹7,119 crore in 2025, slightly higher than ₹7,098 crore in 2024, according to the Inspector General of Registration and Controller of Stamps, Maharashtra.
